This upstairs, two-bedroom, two-bath condominium at Braemar offers both space and privacy for 2 to 4 guests. Max. sleep: 4. If more people show up at check-in time, the reservation will be denied. Each bedroom has a queen-size bed, a smart TV, a closet, and a private full bath. A hallway leads to a bright open-plan space with a fully equipped kitchen that includes an eight-foot island counter, a dining and social area, and a smart TV. This area offers beautiful distant views of Cape Cod Bay through the sliding door that opens to a large private deck set up for morning coffee, dining, or just relaxing. Plenty of windows invite Cape Cod's ocean breezes and unique quality of light. The unit has A/C in the main living room and kitchen area, and one bedroom; the front bedroom has a fan and some A/C when the door is left open. The kitchen is equipped with a large refrigerator/freezer, dishwasher, stove, microwave, toaster, coffee maker, and blender, as well as plenty of dinnerware and utensils, including the traditional lobster pot. The Braemar Condominiums is a no-pets-allowed community. Guests are permitted one vehicle per unit. An additional vehicle is $10.00 per day. Five minutes to Provincetown and fifteen to Wellfleet offers easy access to dining, galleries, fine crafts, unique shopping, historic homes, whale watching, sailing, fishing charters, museums, concerts, a winery, a drive-in theatre, hiking and biking through forests and dunes, and miles of unspoiled bay and ocean beaches—and so much more. Located on the 'Flex Shuttle Bus' route means no need to drive and park in Provincetown as well as at many beach destinations. You can be picked up and dropped off right in front of the unit! And don't forget to make time to enjoy the 'park-like' open space at Braemar with picnic tables, grills, and the decked-out swimming pool. Fresh towels are provided; please bring towels for the beach and pool. We are a mile from Town Bay Beach and 2.5 miles to the National Seashore Head of Meadow Beach. Enjoy!

** We process final payment on the morning of arrival,
** The Complex Manager or the Board reserves the right to remove any occupants who do not comply with the Braemar Rules and Regulations; should an occupant be removed, any unused rental payments will not be returned, and any fees associated with the removal will be assessed to the guests and/or owner.
- The office is open 8:00 AM - 6:00 PM - Check in at our on-site office upon arrival. Closed between the hours of 11:00 AM - 1:00 PM
** Check-in is 4:00 p.m. and check-out is 10:00 a.m. - Please have all guests sign in at the office.
** Wi-fi & internet are provided for free; we cannot be held responsible for outages. Cellphone reception is based on guests' providers.
** The Front Sidewalk or Second Level Walkways – may not be used for storing personal property or possessions, as these items present a tripping hazard and impede others from using these areas. Bicycles should be locked to the bike racks.
** Parking – Guests are permitted 1 vehicle per unit. An additional vehicle is $10.00 per day. Work vehicles, boats, trailers, and other towed gear must be parked along the front fence line, not adjacent to the Condominium building. Nothing may be parked in the side or back yards; automobiles or other towed gear parked in the side or back yards will be towed.
** Parking - Parking of small and large SUVs is not allowed in the blacktop area (between the pool and small units) except for vehicles with an “authorized handicap permit.”
** Daily towel exchange, toilet tissue, soap, etc., are available at the office between the hours of 9 AM & 10:45 AM.
** Additional pillows & blankets are available for your comfort
** Upon your departure, please return your keys to the office.
** Quiet time starts at 10:00 PM - 7:30 AM
** There is NO daily maid service.
** NO barbecues are allowed on decks or balconies (upper or lower)
** To avoid additional cleaning fees, please be certain to wash all dishes used. Make sure that the oven and stove are clean. All furniture must be in its original placement. Garbage is to be bagged and placed in the dumpster at the left end of the property.
** Trash – All trash may be discarded in the dumpster, which is located on-site.
** Occupants are responsible for damage to furnishings and the replacement costs thereof.
** No ONE may drive in the backyard unless it is an absolute emergency or for a handicapped person to gain entry to a unit. Full precautions need to be taken to avoid the septic Title 5 system and for the safety of children and adults who may be using the backyard.
** Plumbing issues - Guests must immediately notify the Resident Manager of any plumbing issues.
** Conserve water when possible.
** Use of Pool - The pool is for the exclusive use of unit owners and registered guests. NO OUTSIDE guests may use the facility at this time.
** The Pool Area – No food or glass items are allowed in the pool area at any time. Drinks in plastic are OK. There is no lifeguard on duty. No children are allowed in the pool area unless an adult accompanies them. Please ensure that your child is wearing swim diapers if needed when you take them into the pool. The pool is a non-smoking area.
** Drying of clothing - Towels, bathing suits, or clothing must not be hung on the front walkways.
** Pets – No pets of any kind are allowed in the Condominium units or in the common areas of the Condominium. There will be fees added to your bill if this rule is violated!!
** Smoking - Smoking of any kind is not permitted within 15 feet of the Braemar building. There is no smoking on the pool deck. Smoking is permitted in the designated area in front of the building.
**Illegal Drugs - Illegal drugs are not allowed anywhere on the Braemar property. Guests will be requested to immediately vacate the premises. No refunds will be given.
** Each condo is privately owned. PLEASE do not swap items from one unit to another.
