This conveniently located fully equipped first floor Efficiency Studio Queen on ground floor w/ A/C!
New tile floor throughout and is carpet free. The unit has a cook top, microwave, refrigerator, counter top eating, a queen size bed, twin bed, Sleep Max. 3, Sofa, full bathroom and dresser for long term stay clothing storage. Office will supply all towels, please bring towels for the beach and pool. There is a picnic area where children can play safely out back, a pool out front. It's a quiet beautiful place. We are a mile from the Town bay beach, and 2.5 Miles to the national Seashore Head Of Meadow Beach. Highland Light is 5 minutes away. There is parking for 1 Vehicle. A shuttle bus to and from Provincetown stops at the resort twice an hour during the season and makes all stops along the way.

** The Complex Manager or the Board - reserves the right to remove any occupants who do not comply with the Braemar Rules and Regulations; should an occupant be removed, any unused rental payments may be returned and any fees associated with the removal will be assessed the owner.
- The office is open 8:00 Am - 5:00 PM - Check In at our on-site office upon arrival. Closed between the hours of 11:00am - 1:00PM
** Check in is 4:00 p.m. and check out is 10:00 a.m. - Please have all guests sign in at the office.
** The Front Sidewalk or Second Level Walkways – cannot not be used for storing personal property or possessions, as these items present a tripping hazard and impede others from using these areas. Bicycles should be locked to the bike racks.
** Parking – Guests are permitted 1 vehicle. Work vehicles, boats, trailers and other towed gear must be parked along the front fence line, not adjacent to the Condominium building. Nothing may be parked on the side or back yards; automobiles or other towed gear parked in the side or back yards will be towed.
**Parking - The parking of small and large SUV’s is not allowed in the blacktop area (between the pool and small units; except for vehicles with an “authorized handicap permit”.
** Daily towel exchange, toilet tissue, soap, etc... are available at the office between the hours of 9 am & 10:45 am.
** Additional Pillows & blankets available for your comfort
** Upon your departure please return your keys to the office.
** Quiet time starts at 10:00 pm - 7:30 am
** There is NO daily maid service.
** NO barbecues allowed on decks or balconies. (upper or lower)
** To avoid additional cleaning fees please be certain to wash all dishes used. Make certain that the oven and stove are clean. All furniture must be in its original placement. Garbage is to be bagged and placed in the dumpster at the left end of the property.
** Trash – All trash may be discarded in the dumpster which is located on site.
** Occupants are responsible for damage to furnishings and replacement cost thereof.
** No ONE may drive in the backyard unless it is an absolute emergency or for a handicapped person to gain entry to a unit. Full precaution needs to be taken to avoid the septic title 5 system and for the safety of children and adults who may be using the backyard.
**Plumbing issues - Guest must immediately notify the Resident Manager of any plumbing issues.
** Conserve water when possible.
** Use of Pool - The pool is for the exclusive use of unit owners, registered guest. NO OUTSIDE guests may use the facility at this time.
** The Pool Area – No food or glass items are allowed in the pool area at any time. Drinks in plastic are OK. There is no lifeguard on duty. No children are allowed in the pool area unless an adult accompanies them. Please make sure that your child is wearing swim diapers if needed, if you take them into the pool. The pool is a non-smoking area.
** Drying of clothing - Towels, bathing suits or clothing must not be hung on the front walkways.
** Pets – No pets of any kind are allowed in the Condominium units or on the common areas of the Condominium. There will be fees added to you bill if this rule is violated!!
**Smoking - Smoking of any kind is not permitted within 15 feet of the Braemar building. There is no smoking on the pool deck. Smoking is permitted in the designated area in the front of the building
**Illegal Drugs -Illegal drugs are not allowed anywhere on the Braemar property. Guest will be requested to immediately vacate the premises. No refunds will be given.
** Each condo is privately owned. PLEASE do not swap items from one unit to another.

Denise was very responsive and accommodating. It was a nice, clean unit for a short stay. A little cramped but didn’t spend much time inside anyway.
The place did it’s job. Just need a small place to sleep at night. The back porch was very nice to have.
Nice, cute place. Exactly as described in the description. Great location.
But be aware that the WIFI is very spotty. And very limited cell coverage. Spoke with owner and they indicated that WIFI will be upgraded this winter.
Thank you for staying, We have no control of the current provder, and are upgrading this fall to fiber optics.

Great space, just what I needed for my visit to N. Truro
Nice place, the pool was great. Location was perfect as we were able to bike to the beach and the winery no problem, and get to Ptown and the Payomet Center very easily by car. We didn’t hear back from Denise the few times we reached out during our stay, but the front office folks were incredibly helpful!

I’ve stayed at this spot for years and it’s so great in so many ways. The best location for Truro beaches, close to Provincetown, always quiet and clean, and the pool is clutch after a good beach day.
Travis is just straight up AMAZING. He went out of his way to help us with anything we needed, what a great guy. The property is clean and well maintained. We will definitely be staying there again!
Maurice is so kind and thoughtful and this is the best place to go to and stay! Everything is a 10 minute drive. PTown is down the street, and the beach is like a 5 minute walk. Plus they have a pool and willing to help you with anything you need help with! Can’t wait to come back again for my next girls trip!
Maurice is a very helpful, knowledgeable, and friendly host. He helped make sure our stay was comfortable and that we had everything we needed.
We stayed for two nights with our 10 year old son, we loved the room! Maurice was very friendly and accommodating, and mid week the drive into town was 10 minutes!
The condo was nice and clean. Maurice gave great local intel on places to go. Would suggest to anybody looking for a nice quiet place on the cape.

My friend and I came to this spot for a 3 day getaway and it was great. Place is small but very clean and tidy. Outdoor space was a great addition. Check in and out was very easy. Close proximity to Provincetown and Truro and the surrounding beaches. Highly recommend if you want to get to these areas of the cape!

This is our second stay in unit 13. We always have a pleasant experience at the Braemar! We enjoy unit 13, our daughter enjoys that fact that the unit has TV before bed.
