Free WiFi, toaster oven, two burner range top, coffee maker, microwave, blender, full size refrigerator, flat screen TV with DVD, CD player, comfortable relaxing Queen Bed and Day Bed. Towels are provided, please bring the towels for beach and pool.
Very clean and comfortable. Fully furnished. Ground level. Walk right out to the pool and barbecue area. Slider to private deck and spacious backyard.

Close to the National Seashore, great Cape Cod beaches, bike trails, historic Highland Lighthouse and golf course. Easily stroll Provincetown.

 Additional Rules:

** We would like to thank you for your consideration in treating our property as you would your own, we hope you enjoy your stay with us here at The Braemar. 

** The Complex Manager or the Board - reserves the right to remove any occupants who do not comply with the Braemar Rules and Regulations; should an occupant be removed, any unused rental payments may be returned and any fees associated with the removal will be assessed the owner.

- The office is open 8:00 Am - 7:30 PM

  closed between the hours of 11:00 am & 1 pm 

** Check in & out times - Please have all guests sign in at the office:

    Check in time is from 3:00PM  to 7:30pm  Check out is 10am.

** The Front Sidewalk or Second Level Walkways – cannot not be used for storing personal property or possessions, as these items present a tripping hazard and impede others from using these areas. Bicycles should be locked to the bike racks.

** Parking – Work vehicles, boats, trailers and other towed gear must be parked along the front fence line, not adjacent to the Condominium building. Nothing may be parked on the side or back yards; automobiles or other towed gear parked in the side or back yards will be towed. Guests are permitted 1 vehicle.

**Parking - The parking of small and large SUV’s is not allowed in the blacktop area (between the pool and small units; except for vehicles with an “authorized  handicap permit”.

** Daily towel exchange, toilet tissue, soap, etc... are available at the office between the hours of 9 am & 10:45 am.

    Please bring to the office those soiled towels and wash cloths for exchanged for fresh.

** Upon your departure please return your keys to the office.

** Quiet time starts at 10:00 pm - 7:30 am

** There is NO daily maid service.

** NO barbecues allowed on decks. (upper or lower)

 ** To avoid additional cleaning fees please be certain to wash all dishes used. Make certain that the oven and stove are clean. All furniture must be in its original placement. Garbage is to be bagged and placed in the dumpster at the left end of the property.

** Trash – All trash may be discarded in the dumpster which is located on site. 

** Occupants are responsible for damage to furnishings and replacement cost thereof.

** No ONE may drive in the backyard unless it is an absolute emergency or for a handicapped person to gain entry to a unit. Full precaution needs to be taken to avoid the septic title 5 system and for the safety of children and adults who may be using the backyard.

**Plumbing issues - Guest must immediately notify the Resident Manager of any plumbing issues.

** Conserve water when possible.

** Use of Pool - The pool is for the exclusive use of unit owners, registered guest. NO OUTSIDE guests may use the facility at this time.

** The Pool Area – No food or glass items are allowed in the pool area at any time. Drinks in plastic are OK. There is no lifeguard on duty. No children are allowed in the pool area unless an adult accompanies them. Please       make sure that your child is wearing swim diapers if needed, if you take them into the pool. 

The pool is a non-smoking area. 

** Drying of clothing - Towels, bathing suits or clothing must not be hung on the front walkways.

** Pets – No pets of any kind are allowed in the Condominium units or on the common areas of the Condominium. There will be fees added to you bill if this rule is violated!!

 **Smoking - Smoking of any kind is not permitted within 15 feet of the Braemar building.  There is no smoking on the pool deck.

**Illegal Drugs -Illegal drugs are not allowed anywhere on the Braemar property.  Guest will be requested to immediately vacate the premises.  No refunds will be given. 

** Each condo is privately owned. PLEASE do not swap items from one unit to another.

This is a great spot for folks who are interested in Ptown as well as the many beaches of the National Seashore. The condo came equipped with everything you need to make your own meals (including grills in the back) and had a TV with everything from Netflix to Youtube on it (you needed your own sign-in for subscription services, but that's standard).

This Airbnb was awesome. It had everything you need to have a great trip. There is pots and pans and silverware to use. However I did not see a toaster oven, like it mentioned in the listing. I would definitely stay here again. The view from the back deck was beautiful, and very close the grills in the back.

Maurice made the experience wonderful. He was so welcoming and easy and gave great suggestions that suited my needs. The place was clean and an easy place to stay to jump into town or relax on the deck. Everything in the place was simple but clean and we felt totally at ease thank you again Maurice. Great little place to stay on the upper Cape! Nice and close to Provincetown and Wellfleet, and all of the beaches on the National Seashore. The room was very clean and stocked up with everything you’d expect, including dishes, cookware, paper products, etc. The pool looks nice, though we did not use it. Maurice is very pleasant and helpful with anything and everything you may need! Would definitely recommend this place to anyone!

We have been coming to the Braemar for 5 or 6 years now and our family loves it. It’s close to both bay and ocean side beaches, an amazing playground, fantastic local restaurants a bike ride away from Ptown. The place is very well equipped and the small back decks steps away from the grill. It was perfect, we will be back again later this Summer. Thank you Maurice!
